Following hereunder is a brief description about how the system works. This is supported by the section of frequently asked questions immediately below. Please note that this section is for private holiday homes and that different arrangements apply to commercial accommodation establishments such as Bed and Breakfast; Hotel and Guest House Accommodation.

After submitting your home for listing, we'll add it to our web-site and include your home detail and images in all our search engine facilities (at no listing charge). We can accommodate approximately 8 photos which you can either send to us via e-mail or (on your request) we will do a "photo-pack" at a cost of of R250 plus VAT (optional) to cover the transport and sundry costs involved.
 
Our site is advertised to both international and national markets, using both traditional and electronic media. 
 
We are not just another web site...we are a professional property rental organization with a network of fully trained professionals in the main areas. An auditted; South African registerred Proprietary Limited Company with five years experience in our field. Professional memberships include Tourism Buffalo City; Tourism Eastern Cape and the Nelson Mandela Bay Tourism Association.
 
We focus entirely on the rental of holiday homes. We do not buy or sell houses, we do not charge home owners to appear on our site. 

SOME FREQUENTLY ASKED QUESTIONS
 
What do we do for our commission?
 
You pay NOTHING at all until we succesfully find you a booking at rates set by you and after you physically agree to this booking which you may reject at your sole discretion. We charge a comission which is shared with our local representative who is fully trained and supports all bookings and looks after and inspects your house while it is rented out. After sourcing a tenant through our marketing campaigns, between us and our local representative, we will:
  • Reference check all customers and process the administration requirements.
  • Prepare written agreements between the parties. 
  • Supply you with guidelines on how to prepare your home for rental.
  • Complete our pre-arrival procedures which include various visits to the home; a dust and window clean for you (only if deemed necessary) the day before customer arrival, this is included in the pre-arrival cost of R200.00 (Excl.) (regionally specific) provided the house is in a clean and tidy condition.
  • Meet and greet tenants and hand-over the house with a welcome gift on arrival.
  • Visit and check on the home no less than once per week or twice during a rental.
  • Check and manage the inventory control on customer departure
  • Respond to any customer queries during tenancy.
What is the commission?
 
We generally do not accept weekend rentals in our holiday homes, we also do not accept rentals of less than R5000.00 in full gross value. We do not believe this to be in the interest of the homeowners and these are generally uneconomical and unable to offer any party a benefit.  The commission on home rentals  is 20% (plus VAT) which owners  should consider when setting the rental.

This seems high/low?

Standards within the industry vary between 15% and as high as 35%, this depends largely on the area where the home is situated and also the services offerred. We are not a "garage business" and pride oursleves in offering a comprehensive and professional service . As with most things in life there are low cost options but we are not prepared to compromise our service standards which could lead to secondary complications for owners. 
 
No commission applies to commercial establishments/BnB's etc who advertise on our site! They do however pay a listing fee, please see the correct page.
 
When do lower or higher commissions apply.?
 
1. If you are an agent, we share the stated commission of 20% without influencing home owner or tenant.
2. In exceptional circimstances such for remote locations we will consider a home owner undertaking their own management and valet. 
 
When do home owners receive thier rental?
 
We act as middle man and look after the interests of both parties through contractual agreement, the only professional method. We cannot therefore confirm bookings without actual deposits and similarly cannot pay over rentals until occupation has been completed. In this way, should either party (tenant or owner) default for any reason, the interests of the injured party are protected. Half of the rental is paid to owners on "check-in" the balance usually within 24 hours of tenant departure, depending on the day/seasonality this could be within 48 hours.
 
Why must I pay for a dust and window clean, my home will be clean?

The pre-arrival fee is R200 and includes an array of services, it is a non-profit item for us and we will dust and clean ONLY if needed. For a proper valet, if we find the condition of the home unnacceptable, we will charge an additional fee, the pre-arrival fee is not a full clean. In general when a home has been standing idle, dust accumulates, wind might dirty windows and we would hate tenants to have a less than perfect first impression. We also do last minute checks on refrigerators etc.; leave a welcome gift and a survival pack for late arrivals, it is not just a clean, one can alomost call it a preparation fee. 
 
Can we waive the pre-arrival fee?

Regrettably, no. The initial arrangements usually include three trips to a home; one hour at least to undertake the checks, the placement of gifts and goodies to the approximate value of R100.00; we have to take a maid to the home anyway, just in case it is not clean...etc, our charge of R200.00 is hardly high. We offer tenants and owners alike a professional service. To maintain our high standards we simply have to apply certain systems.
 
Tell me more about the commissions? 

We are a large networked operation; we advertise our site extensively to increase rental volumes; we'll be conducting all of the above services; we have resident agents in all main areas; we have a managed process with formal documentation which has been approved by our attorneys (Bate Chubb and Dickson - East London); we supply customers arrival gifts and offer you, our customer an exceptional service...you are trusting us with your house, we intend honouring this trust with top service and professionalism. All things considered, we believe our commission system to be reasonable and also essential that it enables our advertising program.
 
What if the tenant steals anything or damages the property?

Every precaution is taken by us, this has never once hapenned in our five years of operation - a remote possibility obviously still exists. We encourage owners to insure their homes and contents...of you have such insurance you need merely to advise your insurer that you have rented the home and he will conform  you are coverred. Insurance generally includes an excess and this is covered by the breakage deposit paid by the tenant (R1000 or one full days rental).
 
How do you manage breakages and other problems.?

We encourage owners to live with the idea that the odd glass will be broken (we all do it now and again) and to accept a few small items...we encourage you to "mentally put aside between 50% and 100% of one days rental to cover this...R1000 (our average) can buy a lot of glasses and the tenant might even book your home again. 
 
How does the grading system work, how much must I charge ?
